An abandoned Sanger subdivision is getting a new life thanks to city leaders and a pair of home builders.
The Sanger City Council eliminated residential development impact fees in September -- which is roughly $26,000 per lot that pays for the expansion of sewers and streets -- to attract builders to jump start new development in unfinished neighborhoods.
Sacramento-based developer Evergreen Communities and the Kings County franchise of G.J. Gardner answered the call with plans to build 187 new houses at Church and Indianola avenues.
"We're starting to feel some momentum in the market," said Mike Stettner, president of Evergreen Communities. "We felt it was a good time to start here."
This is Evergreen's first project in the Fresno County area. The company partnered with G.J. Gardner who will be the local onsite builder.
Plans are to finish two houses in the Royal Woods subdivision that are about 70% complete before building another 30 homes in the first phase, Stettner said.
The development will have four different floorplans to choose from ranging in size from a single-floor, 1,548-square-foot four-bedroom house to a two-story, 1,950-square-foot, five-bedroom house.
Sanger mayor Joshua Mitchell is excited to see new construction. The development was once part of a booming new home community, but got lost when the real estate market went downhill, he said.
"Trash was left here and the houses were vandalized," Mitchell said. "Now these properties are being bought up and revitalized one by one."
