There is a variety of things that real estate agents should do to prep their new listing for potential buyers. Although we all might think that potential buyers should walk into a home and forget about all the current owners possessions and just envision themselves living there, this is not always the case. Here are some great tips to help stage your home and help potential buyers see themselves moving in.
1. De-clutter
This is so important, even though you might have many knick knacks that you treasure, it is good to go through your home and eliminate items that are just there because you have nowhere else to put them. Clear the counters, put away unnecessary accessories, keep everything as clear and clean as possible, keep your fridge clear of pictures and notes, put away the items that just tend to collect dust. The more you can put away the better your home is going to look and the more the potential buyers can envision themselves living there.
2. Furniture placement
Making sure your furniture is placed in the correct spot is very beneficial. It is important to use space correctly and make sure the way the furniture is placed is the most functional for that particular room. Wasted space is a killer. You want to position your furniture in a way that will make your rooms look bigger; you never want to shrink a room.
3. Lighting
I bet you didn?t think about this one. Lighting is key to helping a house look great. Making sure you replace your bulbs is just one thing to think about. No room should look like a dungeon. Natural light is great too but making sure you have a correct amount of artificial light is something to always keep in mind. Outside lighting is important to your home as well. It is just important to make the outside of your home look inviting as well.
4. Paint
There is nothing worse than walking into a home you are interested in and seeing the mustard colored walls looking like a huge eye sore. Yes, paint can be changed but it still does affect the way a client will look at your house. If you are able to update some of your paint this is proven to help your home sell. New paint makes a house look clean and fresh, and it?s a great way to help your house look updated if your house is already a little dated. Stay with neutrals but if you?re daring enough a feature wall is a great thing to do as well.
4. Special touches
Little things can go a long way. The way your house smells is important. Keep fresh flowers around; keep great smelling air fresheners in each room. Nothing over powering but something that is going to help your home make potential buyers want to stay for a little bit longer. Buyers love the smell of home baking when in a house and since the kitchen is one of the most important rooms in the house it is important to make it feel/smell inviting.
